Four readings, no promises
A property of this scale lends itself to different uses. The scenarios below are readings, not permitted uses: each requires planning, agronomic or structural verification before being pursued.
None of the following has been approved by any authority. They are set out because a serious buyer would weigh them anyway, not to suggest they are already possible.
- 01
Private family residence
The most immediate scenario: residential use of the existing units, already recorded as dwellings, with land under agricultural tenancy or direct management.
- 02
Private equestrian estate
Non-commercial equestrian use of the existing facilities, with paddocks and routes across the estate land. Professional use would require separate consents.
- 03
Private hospitality
Small-scale accommodation or a private retreat. Entirely subject to municipal planning verification and sector regulation: today it is neither applied for nor granted.
- 04
Agricultural or viticultural project
The land is recorded predominantly as arable, with one vineyard parcel. Any productive project starts from an agronomic assessment on site.

How a scenario gets tested
Within the private process each scenario can be examined with the appointed professionals: municipal planner, agronomist, structural engineer. Answers arrive as documents, not as sales copy.
What this means
One holding, several uses
The unity of the holding keeps several uses open without splitting the property.
